How do I tour an apartment and check out the community?
We’d love to show you around! You can schedule a tour online through our website or call our leasing office during business hours. We’ll be happy to set up a time that works best for you.
Application and Leasing
How do I apply for an apartment in your community?
Applying is simple. You can start the process directly through our website. Visit porterdalemill.com, head to the Floor Plans page to choose your preferred loft in Porterdale, GA, check the availability, and follow the steps to submit your application online.
What documents do I need to provide for the application process?
After you submit your application, you will receive an email from our screening company. They will guide you through verifying your income and any other details needed to complete your application.
What are the income requirements to qualify for an apartment?
Applicants should earn at least three times the monthly rental rate in gross income. If you plan to use a guarantor, they must earn at least five times the rental rate per month.
What is the lease term for the apartments?
We provide both 6- and 12-month lease options to fit different needs. Please note that a 6-month lease may include additional costs.
Can I sublease my apartment?
For the comfort of all residents in our community, subleasing is not allowed at Porterdale Lofts.
Is renter's insurance required?
When signing your lease agreement, you will automatically be enrolled in liability insurance. Additional renter’s insurance is not required, although you are welcome to add it for extra coverage.
How do I renew my lease?
Renewing is easy. Contact our Leasing Office during business hours, and our team will be glad to assist you.
Does Porterdale Mill offer affordable housing options?
At this time, we do not offer affordable housing options.
Move-In and Move-Out Support
Are there move-in or application fees?
Yes, there is a $75 application fee for each applicant and a one-time administrative fee of $200. These help us process your application and prepare your new home at Porterdale Mill Lofts.
Are there services to help with the move-in process?
Absolutely. We provide access to the Updater app, which helps streamline your move-in process. If you need moving companies, cleaning companies, or similar services, let us know, and we can point you in the right direction.
Are there any restrictions on decorating or modifying the apartment?
You are welcome to make your space feel like home. Residents can hang pictures and mount TVs in their apartments, as long as it is limited to drywall areas only.
What happens if I need to break my lease?
We understand that situations change, and if that means breaking your lease, we can walk you through the process. Simply contact the Leasing Office at least 60 days prior to your lease end date.
How much notice is required before moving out?
We ask that residents provide at least 60 days’ notice prior to moving out.
What is the process for moving out?
On move-out day, you will schedule a time with our on-site staff for a walkthrough inspection of your apartment. This is when we review any potential damage that may incur additional costs. After the walkthrough, simply return your keys and gate remote to the Leasing Office.
How long does it typically take to receive the security deposit refund?
Security deposit refunds are typically processed and received within 30 to 45 days.
Fees and Payments
How much is the security deposit, and when is it due?
This is determined by individual screening results. Security deposits start at $250 and can increase to one month’s rent, depending on individual screening results.
Are utilities included in the rent?
Utilities are not included in the rental rate.
Which Wi-Fi providers can I use?
Charter Spectrum is the internet and cable provider for Porterdale Mill Lofts.
How can I pay my rent?
Rent payments can be made online through our easy-to-use resident portal or by using a WIP’s payment at a participating provider.
Are there other fees, such as monthly amenity fees or technology fees?
There is a $7 administration fee per apartment home.
Is parking available and, if so, what kind?
Yes. Residents have access to parking in our lower parking lot as well as in our covered parking garage, giving you options that work for your needs.
Is there an additional parking fee?
No. On-site parking is available at no additional cost.
Are there any restrictions on overnight guests?
Overnight guests are welcome, but they can only park in the lot outside the gated area.
Are there EV Charging stations?
At this time, EV charging stations are not available in our community.
Maintenance and Requests
How do I submit maintenance requests?
You can easily submit maintenance requests online through the resident portal. If you prefer, you can also contact the Leasing Office during business hours, and our team will be glad to assist you.
How quickly are maintenance issues addressed?
Most maintenance requests are handled within 24 to 48 hours, so you can continue enjoying your home at Porterdale Lofts without long delays.
Pets
Do you allow pets in the apartments?
Yes. Porterdale Mill Lofts is a pet-friendly community where your furry friends are always welcome.
Is there a pet deposit or a monthly pet fee?
There is a one-time pet fee of $300 per pet, along with an additional $20 per month in rent for each pet.
What is the pet policy for specific breeds or sizes?
We do not have breed restrictions in our community to make sure ALL our residents feel perfectly at home.
What on-site amenities do you offer to accommodate pets?
Our community includes a dog park where pets can play freely. We also provide pet waste bags and convenient disposal stations to help keep our grounds clean and enjoyable for everyone.
Amenities and Facilities
What amenities are available in the complex?
Residents at Porterdale Mill Lofts enjoy a state-of-the-art fitness center, a welcoming resident lounge, a sparkling pool, a parking garage, outdoor grilling stations, professional management staff, and two beautiful decks overlooking the Yellow River.
Are there laundry facilities in the complex?
Yes. Each apartment home comes with its own washer and dryer for your convenience.
Is there bike storage available on the property?
At this time, bike storage is not provided.
Do the apartments have high-speed internet access?
Yes. High-speed internet is available, and you can choose from a variety of speed options through Charter Spectrum.
How does package delivery work?
All packages are to be delivered directly to your apartment door.
What floor plans are available at Porterdale Mill?
We offer a wide range of layouts, including studio, 1 bedroom, 2 bedroom, and 3 bedroom floor plans. Whether you need a cozy space or extra room to spread out, there’s an option that fits your lifestyle in our lofts in Porterdale, GA.
Do you offer virtual tours of the apartments?
Yes. Virtual tours are available for those who want to explore the community online before scheduling an in-person visit.
Are furnished apartments available?
We do not offer furnished apartment homes.
Are there any community events or activities organized?
Yes. We host monthly events at Porterdale Mill Lofts to help residents connect and enjoy the community. Residents are notified by email with event details.
Are there quiet hours in the community?
Yes. Quiet hours begin at 10pm. We encourage all residents to be mindful of one another so that everyone can enjoy a pleasant living environment.
How do I report a noise complaint?
Noise complaints can be reported to the Leasing Office during business hours. For after-hours concerns, please call our office number at 770-786-8283 and follow the prompts to reach our on-site Courtesy Officer.
